Report a Covenant Violation
From time to time, homeowners need assistance to address covenant violations with their neighbors. The Board of Directors has adopted the procedures listed below for interceding in these matters. Download the complete policy HERE.
Enforcement of the covenants shall be the responsibility of the homeowners of the subdivision, but the Declarant, the Architectural Committee or any lot owner shall also have the right to bring enforcement proceedings. The Architectural Committee is available to investigate potential violations brought forth by active HOA members in good standing.
This policy in no way prevents the OMS HOA or any individual lot owner from taking legal action on its own regarding any violation of the restrictive covenants it deems necessary as allowed by the covenants and applicable law(s).

Verbal complaints, complaints made on social media websites, and anonymous complaints will NOT be investigated. Please refer to Procedures section below.
When submitting a covenant violation, the following information is required:
Include your name, address and phone number.
Provide a brief description of the problem, including the specific covenant(s) violated.
Include the name of the person (homeowner) you spoke with, the date of your conversation, and the outcome of the conversation.
Your recommendation for correcting the problem.
Procedures
Step 1 - Investigate
The homeowner should first check the restrictive covenants for the specific lot thought to be in violation.
Step 2 – Attempt neighborly resolution
The homeowner should attempt to address his or her concerns with the neighbor responsible for the violation.
Step 3 – File a complaint with the Board of Directors
Submit a letter or fill out the online form to the left with the appropriate information.
Step 4 – Action by the Board of Directors
Upon receipt of the written complaint, the OMS HOA Board of Directors will investigate the violation and take the necessary steps for a resolution.
Step 5 – Resolution and Follow up
The OMS HOA will provide a written response to all parties concerned of the investigation results and any corrective actions that were taken.
